As I was out showing homes today in Hastings, MN I was reminded of the beauty and art of selling a home. I have missed the care, attention, and ambiance that a seller should be putting forth to set the stage for a buyer to walk-in and instantly be compelled to think , "I want to live here" or, "this is it...this is home".
With foreclosures dominating the market many buyers are looking at vacant homes and in the best case they are freshly painted, still have electricity, heat, and new carpet. In the worse cases there are smells that make your stomach turn like you have never felt before and you try to wrap your mind around how someone could possibly have lived here and most buyers head for the hills running. In these homes, rarely do you have a buyer instantly feel at home leading them to look at many more homes as they are seeking that, "I want to live here" responce.
Traditional sales are rare but what has been even more rare is the sellers taking the time to stage and present their home in its finest light.
What these Hasting, MN home sellers did right:
- Had the driveway & sidewalks completely shoveled and free of ice
- Had all the lights on in the home
- The home was spotless (very clean)
- It was well decorated and staged - each room had just enough in it but not too much so you felt at home but not cluttered by things
- Smelled wonderful, clean, fresh...like home
- Had both fireplaces on
- Had their TVs on in the the living rooms at a very low volume - made you want to sit right down and watch TV
Their efforts left my buyer desiring to stay and write an offer. The last time I checked, that is what a seller wants... to sell right?
